How big are park models?
Most park models are up to 400 square feet (not including loft or porch areas), which allows them to remain classified as RVs.
Are park models the same as tiny homes or mobile homes?
No. Park models are RVs—not tiny homes, modular homes, or mobile homes—and follow different construction standards and regulations.
Electrical, Utilities & Setup
What electrical service do park models use?
Most park models use 50-amp electrical service.
Do park models come with washer and dryer hookups?
Many units come with washer/dryer prep, and we can install washer/dryer units inside the cabinet or closet if desired.
Can I get a bathtub instead of a shower?
Yes—tubs are available and can be included in many layouts or custom builds.
Do park models come furnished?
Yes. Park models include furniture and appliances. You are purchasing a complete package, excluding staging décor.
Do park models have full kitchens?
Yes—typically including refrigerator, stove, microwave, and ample cabinetry. Custom orders can include upgrades such as dishwashers or wine refrigerators.
Heating & Air Conditioning
What kind of air conditioning do park models have?
Park models can be equipped with different air conditioning options depending on your needs and site setup.
- In lofted units, there is typically a supplemental wall-mounted AC unit to help cool the loft area.
- Units come prepped for central air, allowing you to choose the system that works best for your location.
Available central air options typically include:
- 1-ton system
- 2-ton system
- Heat/Cool system (for extended season use)
The recommended system depends on factors such as site location, sun exposure, insulation package, and climate.
Location & Placement
Can I put a park model on private property?
It depends on local zoning and municipal regulations. Each township and municipality has different rules, so you should check local ordinances before placing a park model on private land.
Where are park models typically located?
Common locations include:

- Approved private land (where permitted)
Do park models need a permanent foundation?
No. We install on grass, gravel, or concrete. They are typically installed on leveled pads or blocks depending on the site.
Moving & Transportation
Can I move a park model myself?
No. Park models require special permits, proper equipment, and adequate braking systems. A typical pickup truck is not suitable. They are designed to stay in one location long-term rather than being moved frequently.
How are park models delivered?
They are professionally transported and set up by experienced installers who handle leveling and placement if you choose as part of your delivery package.
Delivery & Shipping
Where do you deliver park models?
We deliver throughout the 48 contiguous United States. Our team coordinates transportation, permits, and logistics to ensure safe and professional delivery to your site.
At this time, we do not offer international shipping.
Can you deliver to Canada?
Canada has different building codes and certification requirements than U.S. park models. Because of these differences, customers interested in placing a unit in Canada will need to work with a dealer that is based in Canada and carries units built specifically for Canadian regulations.
Do you help coordinate delivery and setup?
Yes. We offer several delivery package options depending on your location and needs.
Full-service setup (available within approximately 350 miles) can include:
- Delivery coordination
- Professional leveling and placement
- Utility connections
- Setup completion
For locations outside this range, we deliver nationwide and can help guide you through the setup process with trusted partners and recommendations.
How long does delivery and setup take?
Delivery and setup timelines vary depending on time of year, transportation availability, weather conditions, and site readiness.
Spring and early summer are our busiest seasons, and delivery schedules can book out well in advance. For customers hoping to be set up and ready for the camping season, we strongly recommend planning ahead to secure your preferred delivery window.
Off-season orders may allow for more flexible scheduling and shorter turnaround times.
Design & Customization
Can I customize a park model?
Absolutely. Depending on the manufacturer, nearly everything can be customized:
- Floorplan layout
- Colors and finishes
- Furniture

- Features and upgrades
Can I get a park model without a loft?
Yes. Any model you see can typically be ordered without a loft.
What type of doors come on park models?
Most park models come standard with a patio sliding door, which allows for natural light and easy access to decks or porches.
If preferred, many models can be ordered with a residential-style entry door instead. We can help you select the door option that best fits your layout and site setup.
Porches & Outdoor Living
Can I add a porch to my park model?
Yes. Porches are a popular upgrade and a great way to expand your living space and enhance the outdoor experience.
Porches can typically be built up to 10 feet wide and do not count toward the 400 square foot limit, allowing you to increase usable space while maintaining RV classification.
Many customers customize their porch with features such as:

A well-designed porch adds both functionality and visual appeal, creating a comfortable outdoor living area that complements the park model.
Skirting & Finishing Options
Do you offer skirting for park models?
Yes. We offer professional skirting installation to complete the look and improve performance of your park model.
Most commonly requested colors are white or clay, and additional colors are available upon request.
We also offer insulated skirting, which can help improve energy efficiency and temperature control.
As part of the skirting process, we come to your site to:
- Re-level the park model (as minor settling can occur after installation)
- Install the skirting system professionally
Skirting not only helps with insulation, but it also gives the park model a clean, finished appearance.
Lifestyle & Usage
Can I live in a park model full-time?
The manufacturer of this unit certifies that it is a park model recreational vehicle designed only for recreational use, and not for use as a primary residence or for permanent occupancy.
If you plan extended or year-round stays, you should confirm what’s allowed based on local zoning and the rules of the campground or community where the unit will be placed.
Are park models four-season units?
Most are designed for three-season use, although insulation packages and upgrades can extend usability depending on climate.
Can I rent out my park model?
Often yes. Many customers use park models as rental investments, but this depends on campground rules and local regulations.
Financing, Ownership & Warranty
Can I finance a park model?
Yes—financing options are available similar to RV loans. We work with a few different lenders including North Shore Bank and Marine Credit Union with competitive rates.
Do park models hold value?
Yes. Because of their strong build quality and durable materials, park models tend to hold their value very well when properly maintained. With minimal ongoing maintenance—similar to caring for a small home—they can remain in excellent condition for many years.
Do park models come with a warranty?
Yes. The manufacturer includes a factory warranty that covers the unit during the initial ownership period.
